Castle Circuit – Seaforth

The Seaforth project was an architecturally designed home set in a quiet pocket of the suburb with commanding views over middle harbour and surrounding bush lands.

The client had experienced many other lifestyles and lived overseas so aspects of overseas designs and functions were put into this project.

Our client was engaged in the project, introducing a unique but successful dynamic to the planning and construction. The client, by his own choice and nature, was heavily involved in all aspects of the project from negotiating with trades, to weekend clean ups, and the final landscaping works.

This Seaforth project was referred to North Residential Constructions after initial works were halted under another building company.

Once we studied the contract documents and drawings it became apparent that the architectural, structural and hydraulic designs were inconsistent and required major amendments to incorporate what the client really wanted, and what was practically workable.

We conducted tests on site and numerous meetings were held with consultants to rectify the drawings.

Once all the documentation was in place to commence the works, the architect was no longer used during the construction process, and all correspondence was done between us and the client directly.

Our project management software provided the client with detailed reports to track costs and predict budgets, at regular intervals. Regular meetings were conducted to finalize details and select products and contractors. Our transparent form of reporting and invoicing allowed the client to make informed decisions at all times throughout the building process.

The site was difficult, due to being very steep with restricted access. It required an extensive, highly engineered retaining walls, and bushfire compliance.

We managed the difficult access by the use of excavators, bobcats, all terrain fork lifts and cranes. The structure of this house was made up of suspended concrete slabs, in a detailed steel frame.

Being on a steep site this home was designed in 6 levels. It consists of a double garage, media room, study, 4 bedrooms and 4 bathrooms. It also has a 15000 litre concrete water tank built in under the house.

Some of the features include ducted vacuum, ducted air-conditioning, concealed blind tracks, light pelmets in each bedroom, tiling and timber floors and a built in fire place. The house has been installed with in-slab hydronic heating, which circulates water heated by the sun through the concrete slab on demand, in separate zones. This not only gives warmth underfoot, but heats up the room and retains the heat at a constant temperature.

The exterior cladding was made up of Scyon Matrix wall cladding, and colourbond miniorb cladding, with detailing to windows and corners critical for aesthetics and the prevention of water ingress.

Comprehensive wall and ceiling insulation in conjunction with double glazed windows and passive ventilation makes this house comfortable to live in all year round.

Construction and finishing of the swimming pool was also part of our works, and in keeping with the clients need for a well-insulated home. The pool shell was also insulated to assist in heat retention.

Not only are we proud of the finished product we gave our client, we delivered this highly detailed home under budget and earlier than the completion date target.

North Residential Constructions worked very closely with the client, communicating daily, to achieve their desired result.

David spent considerable amount of time, especially at the beginning of the project reviewing plans and specifications, challenging the architect and the structural engineer on various details and driving improved details design ensuring that those could be actually built. Result of this attention to details was smooth construction process with very few issues during the construction. There were hardly any items which required rebuild or alterations.
